Wall Street has successfully lost as much as 45% of your wealth not once, but twice since 2000. And now we have the uncertainty of massive debt coupled with looming inflation. If only there was something out there that had solid fundamentals? You’re in luck; there is, but you’ll need to act now before the window of opportunity closes.</p>
<p>Critical to any successful investment is the question of timing. Ideally, you want to discover it early, before everyone else catches on and pushes values higher. Few assets hold their value in good times and bad like oceanfront real estate does; but finding that next destination location prior to inflated values is virtually impossible. Take Costa Rica and Belize ten or fifteen years ago; looking back you’d agree that buying oceanfront property then was a smart ‘early-in’ investment decision. Today, both countries welcome millions of people from all corners of the earth and property values have risen significantly.<br />
Right now, the same thing is happening in Nicaragua; this ‘early in’ investment destination has recently become the most sought after in the region, and property values are set to follow the growth trend of Costa Rica and Belize.</p>
<p>When determining the development curve of an emerging market, the cost of real property is a key factor, but there are several other factors that play important roles too. Reveal Real Estate, a market research organization focusing on Central American real estate aggregated listing prices at developments and communities in Panama, Belize, Costa Rica and Nicaragua, and posted their information at <a href="http://www.revealrealestate.com/">http://www.revealrealestate.com/</a>.  Nicaragua emerged as the most affordable across all categories and second least expensive (after Panama) for ocean view home prices.</p>
<p><strong>Two other key factors paving the way for Nicaragua are</strong> 1) the lowest cost of living in Central America, and 2) the emergence of a new type of ‘lifestyle investor.’ Lifestyle investors are buyers who are seeing their chances of retiring in their home countries unravel, but they’re not ready to give up on the lifestyle they had planned for their golden years. So, they’re looking at countries like Nicaragua where real estate is more affordable and the cost of living a lot cheaper. These people are getting in early by investing now.</p>
<p>If there was ever a time to be positioned ahead of a curve, then right now would be that time. While much of the developed world has been struggling with growing financial instability problems, Nicaragua has become the recipient of over one million new tourists propelling their economy to greater heights. While the country is not totally immune to the global economic crisis, it is clear is that Nicaragua is not experiencing the double-digit declines other places across the globe are.</p>
<p><strong>Nicaragua is a true buyers market and a remarkable investment opportunity that won’t last forever.</strong></p>
<p>Where should an interested investor begin their real estate search? Much of the Pacific coastline is still very remote and highly speculative; the safer and surer bet is to go where the returns are generally greater no matter what the destination. I’m talking about where the cruise ships dock and the rental market appetite will outperform long term. In Nicaragua, that place is the small fishing village of San Juan del Sur. <p>One development of note, that is quietly becoming the premier residential community, is Paradise Bay. An emerging 130-acre oceanfront community situated a mere half-mile south of town with grand views of Costa Rica and beyond. Just a short walk past the church in the center of town and you’ll find yourself at a paved road that will lead you over the crest of a hill and down to a selection of stunning home sites with breathtaking vistas of turquoise blue waters.<br />
The views at Paradise Bay are just as remarkable as the investment opportunity that is Nicaragua.</p>

Every well known vacation destination in the world was once a place that few had heard of and even less had visited.</p>
<p>In the early 1970’s, Spain’s Costa del Sol, along the Mediterranean Sea was an emerging  vacation hub for many Brits like myself. The idea of getting away from the typical rainy British summers and escaping to the sun drenched beaches of Marbella was electrifying. By the spring of 1981 I had made the nearby town of Fuengirola my home, and the goal of owning some place on the beach had now become my primary focus.</p>
<p>As a young disc jockey I worked the night clubs hoping to save the then insurmountable $19,000 price tag for a one-bedroom condominium exactly twenty-two steps from the sand. Like all 22 year olds, the saving of money was never an easy thing to do and consequently the condo ownership never materialized.</p>
<p>Over the next half-dozen years many miles were traveled and in the fall of 1987 after traversing the globe I landed in Huntington Beach, California. Again the idea of buying a studio condo by the beach sounded like a smart move; the only thing standing between me and that savvy plan again was the $89,000 purchase price. Did I knuckle down working multiple jobs and pony up the dough to buy one? You guessed it!</p>
<p>Funny things happen to us when we’re looking at real estate – the day we’re thinking of buying everything looks so expensive. Yet the day we look back on the decision not to buy everything looks like pennies on the dollar. The best advice I’ve heard over the past 25 years has been…”go where the people are going, get there first and buy the land.”</p>
<p>Nowhere could this be more apropos than the largest (yet most misunderstood) Central American country – Nicaragua. Tourism there has been steadily growing for the past decade and reached the all important one million mark last year. Foreign business investment is up too, according to Mario Salinas, Head of INTUR, the government tourism department.</p>
<p>Salinas disclosed that this year, 2011, Nicaragua was already up by 50 million dollars over investment projects in 2010 and should finish the year at around 180 million dollars. Salinas indicated that 60% of those new businesses are in the small and medium hotel sector which will bring the number of available tourist rooms to about 9,000.</p>
<p>This figure could be even higher if investments by NH Hotels from Spain materialize. The large Spanish hotel corporation is exploring the possibility of moving into the Nicaraguan market. The NH Group operates 400 hotels in Europe, South Africa and North America as well as South America and the Caribbean. Their web site shows that they have recently divested themselves of some Mexican hotels and are looking to replace that business elsewhere in the region. The Marriott Hotels are also considering Nicaragua and are continuing negotiations with a resort on the Pacific side of the country.</p>
<p>Of all the great places in Nicaragua, the small fishing village of<em><strong> San Juan del Sur</strong></em> just north of the Costa Rican boarder is rapidly becoming most known by savvy investors, retirees, and other oceanfront property seekers. If buying land before the crowd arrives is your favorite flavor, then buying Nicaragua real estate should be one place to add to your list now before it’s too late.</p>
